| What is an Entrance Fee and How Does the Plus Program work?
With our Entrance Fee Program, a resident pays a one-time entrance fee that is refundable, plus a monthly service fee that handles all services and amenities.
Unlike many communities that only refund your entrance fee to you or your heirs at a percentage of what you originally paid, St. Andrew’s Village will refund 80% of the current published entrance fee for your home or apartment, as the value of your residence goes up so does your entrance fee refund.
The Entrance Fee provides its own benefits:
- It lowers your monthly service fees because it helps pay down the costs of the community.
- It provides priority access to all levels of our on-site health care.
Are there tax benefits associated with living at St. Andrew’s Village?
In some circumstance, under current IRS guidelines, a portion of your Entrance Fee is considered a prepaid medical expense in the year in which the full Entrance Fee is paid. That means a portion of it can potentially be used as a medical deduction on your tax return. In addition, each January, we’ll notify you regarding what portion of your monthly service fee was considered to be prepaid medical expense for the prior year. You can then potentially use this allocation as a medical tax deduction as well. As always, please consult your personal tax advisor regarding your individual situation and how these tax benefits may or may not apply to you.
What Happens to my Entrance Fee if I decide to leave St. Andrew’s Village?
St. Andrew’s Village will refund 80% of the current published entrance fee for your home or apartment to you or your estate within 60 days of the apartment home being re-leased by St. Andrew’s Village.
Who manages St. Andrew’s Village?
St. Andrew’s Village was developed and is managed by The Stratford Companies, LLC. This established company has met senior housing and health care needs in the Midwest and Rocky Mountain regions for more than 20 years.
